Your call will be with Brian Conlon, the Director of Business Development for Meridian Pacific Properties. He will ask you about your interests as a real estate investor, answer any questions you may have, and reserve your place in the Investor Exploration Program.

This is what Brian will ask you on the call:

1. Have you previously purchased an investment property from Meridian?
   
   • Both new and existing investors may participate in this program.
2. Have you been pre-qualified to purchase an investment property?
   
   • It’s okay if you haven’t! We can help with financing.
3. Do you have a timeframe in mind for when you would like to purchase an investment property?
4. When would you like to schedule your trip to Memphis?
5. Would you like to bring a guest?
6. What questions do you have for me about Meridian Pacific Properties, the Memphis market or our investment properties?

This program is for current Meridian investors (congrats — you’re already qualified!) and for prospective buyers who are financially ready to invest in real estate.

A financially ready buyer typically meets one or more of the following:

• Has funds available for a down payment (typically ~$80,000–$100,000)
• Is pre-approved or pre-approvable for financing
• Has sufficient income, credit, and reserves to purchase an investment home within the next 3–6 months

Day 1

• Arrival in Memphis, TN. Team pickup or self-transfer to the Meridian Guest House (after-hours arrivals may require Uber/taxi).
• Evening: Settle in and enjoy dinner—recommendations available in the Welcome Binder.

Day 2 (Weekday Preferred)

• 9:00 AM: Property tours with our team.
• Office visit to meet our Property Management team (weekday only).
• Lunch provided by Meridian.
• Evening: Free time or optional activities (see Welcome Binder for suggestions).

Day 3

• Optional continued tours and Q&A.
• Departure with transportation arranged to the airport.

Yes. The program includes travel and accommodation coverage for up to two guests per visit.
Please note that Meridian is unable to cover expenses for any additional guests beyond the first two.

You can extend your stay at the Meridian Guest House for $200/night, subject to availability.

New Clients

After your trip, submit receipts for airfare, meals, and transportation. Reimbursement is capped at $750 per person, and receipts must be submitted within 1 month of your arrival. Meridian will issue you a check to cover approved expenses.

Existing Clients

After your trip, submit receipts for airfare, meals, and transportation. Reimbursement is capped at $750 per person, and receipts must be submitted within 1 month of your arrival. When you close on an investment property within three months of your trip to Memphis, Meridian will reimburse you for your travel expenses via check or closing costs.
